1.    Call To Order:
1/14/04 - The annual meeting was called to order at 8:05 PM.

2.    Meeting Minutes:
1/14/04 – The minutes of the meeting of 6/11/03 and the 11/12/03 were approved.

3.    Enterance Signs:
1/14/04 – Management is to have the entrance signs inspected for failures (missing mortar, missing bricks, etc.)

4.    Letter to Fire Chief:
1/14/04 – Management is to monitor this process.

5.    Board Walkthrough:
1/14/04 – Tabled until spring of 2004.

6.    Centex:
1/14/04 – Management is to monitor this process.

7.    Retaining Wall Repair:
1/14/04 – Management is to have the retaining wall inspected by CMC engineers after Centex has completed the repair. Once the engineers have approved Centex’s repairs, they are to update the reserve study to reflect this repair.

8.    Audit:
1/14/04 – Management is to obtain new rep letter and have Mr. Perrelli sign.

9.    ARB Walkthrough:
1/14/04 – Ms. Rima Raju volunteered for the ARB chairman position.  Ms. Raju will coordinate the ARB walkthrough and report to Management.

10.    Roving Towing:
1/14/04 – The Board opted not to engage Henry’s at this time.

11.    Neighborhood Watch:
1/14/04 – Officer Lucas introduced the neighborhood watch program.  Mr. O’Brien volunteered to head this committee.  Ms. Raju, Mr. Murthy, and Mr. Perrelli volunteered to assist Mr. O’Brien with this committee.  Management is to e-mail officer Lucas the communities mailing list.

12.    Reserve Study:
1/14/04 – Management is to have CMC’s engineers inspect the repairs to the retaining wall and once approved, make corrections to reserve study.

13.    Maintenance Clean-up:
1/14/04 – Management is to confirm that a community cleanup is being preformed 2 times per month.

14.    Newsletter:
1/14/04 – Mr. Manson volunteered to oversee this project.  Management is to mail Mr. Manson a copy of the previous newsletter.
